Ritchie Clapson joins Crawley Property Meet for an evening of property development, strategy and networking

July’s Crawley Property Meet brought together another busy mix of property investors, landlords, developers, property professionals and business owners for an evening of learning, conversations and new connections at the Sandman Signature Hotel London Gatwick.

Held on Tuesday 28 July 2026, the event welcomed both familiar faces and people attending Crawley Property Meet for the first time. As always, there were plenty of opportunities to talk property, meet useful contacts and learn from the experience in the room.

Our guest speaker for the evening was Ritchie Clapson, co-founder of propertyCEO, who delivered his presentation 10X More 10X Less: Six-Figure Property Profits – Faster, Smarter, and With Less Effort. His central challenge was a simple one: building a more successful property business doesn’t necessarily mean doing more yourself or continually taking on more deals.

Ritchie Clapson of propertyCEO: thinking differently about property development

Ritchie brought considerable property and business experience to the room.

A Chartered Structural Engineer, he has been involved in property development for more than 40 years and has worked across new-build, commercial and industrial conversion projects. Before co-founding propertyCEO, he also built a structural engineering business and worked on major projects. propertyCEO’s official biography states that his engineering firm was appointed by the Government as a peer-review engineer in connection with the London 2012 Olympic venues.

Today, Ritchie works with fellow propertyCEO co-founder Ian Child, helping both new and experienced developers understand and pursue small-to-medium-scale property development opportunities.

That background made his subject particularly relevant to an audience containing everyone from experienced developers to landlords and investors considering development for the first time.

Building the business rather than doing everything yourself

One of the strongest themes from Ritchie’s presentation was the importance of treating property as a business rather than simply creating another job for yourself.

He encouraged attendees to think more like the CEO of their property business: deciding what needs to happen, putting the right people and systems around a project and focusing their own time where it adds the most value.

That included changing the question from:

“How can I do this?”

to:

“Who can help me achieve this?”

For property investors and developers, that can mean assembling the appropriate professional team rather than attempting to master every aspect of sourcing, finance, planning, design, construction and project management personally.

Fewer, more strategic property opportunities

Ritchie’s session also challenged the idea that property success automatically comes from buying more properties or completing ever-larger deals.

His onboarding material described a development-led approach based on completing fewer, more carefully selected opportunities, with a particular focus on small-to-medium-scale property development.

During the event, this developed into a broader discussion about looking for projects where the fundamentals work.

Attendees were encouraged to consider genuine market demand and to make sure a development opportunity is supported by the right finance, professional team, planning approach and project controls before moving forward.

That is an important distinction for anyone assessing a potential property development: the biggest project is not necessarily the best project.

Creating a property business that is less dependent on you

The “10X Less” part of Ritchie’s presentation was not simply about working fewer hours. It was about creating the systems, relationships and structure that allow a property business to operate without the owner needing to control every individual task.

The takeaway for the room was that greater profitability and greater freedom do not have to be opposing goals. A clear strategy, good systems, strong professional support and consistent action can all contribute to a more scalable property business.

At July’s event, we heard from three of them.

David Farmer of Lime Finance Solutions, a commercial and property finance broker, reminded attendees that a good property deal should stand on its own fundamentals rather than depending on changes in government policy.

David Lucas Balaguer of Coversure, Molesey our insurance Resident Expert, spoke about risk management. His key point was that effective protection starts by understanding the risks a property investor or business actually faces, rather than simply purchasing an insurance policy without first examining those risks.

Wayne Greenway of Greenway Associates shared his perspective on architecture, planning and development, including examples of how thoughtful design and planning can help unlock additional value from property development opportunities.

Having specialists from different areas in the room also means attendees can continue those conversations during the networking portions of the evening.

Property networking in Crawley is about more than the presentations

One of the things we want Crawley Property Meet to offer is somewhere people can have useful, real-world conversations as well as listen to speakers.

July’s event brought together experienced property investors and developers alongside landlords, property businesses, professional advisers and people still building their knowledge and contacts.

Some attendees come looking for information about a particular project. Others want to meet potential professional partners, understand another area of the property industry or simply expand their local network.

Those informal conversations before, between and after the presentations are an important part of the evening. The aim is to create a property networking event in Crawley where people can build relationships over time rather than simply exchange business cards.

July also saw the introduction of the Crawley Property Meet Marketplace, an online directory created to help the community find property-related professionals and businesses across areas including finance, planning, insurance, legal services and trades.
